The apartments are being constructed on the same specifications as of the present property. Each apartment has a private balcony and a bay window affording a full view of the snow covered mountains, arguably the best anywhere in Ranikhet. It is pure heaven 6000 ft above the sea level and away from the busy lifestyle of city.

Woodsvilla apartments are well connected to the road and are of two types, Studio and One Bedroom apartments. The option of Two Bedroom apartments is also available. It will be possible for the owners to enter into an agreement with Woodsvilla, whereby Woodsvilla will provide full maintenance, house keeping and other central services throughout the year.

It may hence be a good opportunity to have a property in the midst of the tranquil beauty of Ranikhet, while at the same time there will be a possibility for the owners to make a return good by giving Woodsvilla the right to rent out the apartment, in the time that is not utilized by the owners. It can also be a grate idea to use these apartments by Corporate for their company's holiday homes.

Terms & Facilities

Woodsvilla , at Ranikhet is a totally self-contained Boutique Resort. It is now promoting Service Apartments situated adjacent to Resort for sale. Further, to maintain the Apartments, a maintenance agreement is also entered into simultaneously between Owner (buyer) and Company (Seller). This will not only enable Owner to enjoy a second home in the Hills, but free him from the tedious task of maintaining it. The Woodsvilla Resort up provides the maintenance and security back. Further more, it can also give good return to investment to Owner along with the benefit of appreciation in the value of the property, which will be freehold and transferable.

•  Service Apartments:

•  The Apartments are being constructed on similar but updated specifications of the present Resort at Majkhali, Ranikhet.

•  One Bedroom Apartment will consist of approx. 850 sq. ft area comprising of one bedroom, living room, a bathroom, kitchen, bay window and balcony.

•  Studio Apartment will consist of appx. 650 sq. ft. area comprising of one bed room with sitting, a bathroom, pantry, bay window and balcony.

•  Apartments will be freehold inheritable and transferable.

•  Apartments will be furnished at an additional predetermined cost and also will be provided with cooking facility including kitchen, gas etc. to facilitate longer stay and choice of own cooking.

2 Agreement of Maintenance & Usage

Separate agreement can be executed between Owner and Company for the purpose of usage and maintenance as per broad terms given below:

Entitlement of the Owner

• i. Owner can use apartment without any restrictions.

• ii. The company will provide security and maintenance though out the year.

• iii. Owner can use the Apartment at any time during the year except for a period of 2 weeks falling between15th May to 30 th June. Company will use these 2 weeks in lieu of obligation to maintain the Apartment throughout the year.

• iv. Owner will not be liable to pay any maintenance charges for using the Apartment up to 5 months (i.e.150 days) in a year. For usage beyond 150 days a nominal maintenance charge would be levied.

• v. In case the Apartment is vacant i.e. not used by Owner, Company will have the option to rent Apartment to the holidaymakers, on a predetermined rent. In return for the marketing & maintenance effort, the said amount of gross rent (without charging any expense) will be equally shared between Owner and Company except for the period of 2 weeks as mentioned above.

• vi. During the period of use by Owner, electricity, water and gas will be paid on actual consumption basis.

•  Room service and laundry service will be available on request.

•  Cook and utility worker can also be provided on additional cost.

Obligation of the Company

• i. The Apartment will be maintained by Company, which shall also provide housekeeping services on day-to-day basis.

• ii. The day-to-day repair and maintenance of furniture and fixture, electricity etc will be provided by Company without any cost to the Owner.

• iii. The marketing for renting the Apartment will be done by Company without any expense to Owner.

• iv. The Apartments will be run and maintained like a Service Apartment and having all standards of a Hotel.

• v. Separate electricity meter will be provided for each Apartment.

• vi. PBX telephone facility will be provided in the Apartment.

• vii. Satellite TV Channel will be provided without any extra cost.

Period of Agreement

Agreement of maintenance will initially be for three years to be renewed further, on mutually accepted terms. The option to opt out of the agreement on mutual basis also exists.
